property managers

The back office for property managers.

PMs manage tenancies, inspections, and relationships. Behind them, the admin piles up: trust reconciliation, lease filing, tradie chasers, arrears flags, licence compliance. Sprigr runs all of it in the background so your PMs stop reconciling trust at month-end and your principal sees the rent roll at a glance on Monday morning.

the property management back office

The admin pile behind every tenancy - trust, documents, compliance, tradie chasers, arrears flags - runs on Sprigr.

PMs run the rent roll. Sprigr runs the paperwork.

what it runs

What Sprigr runs around your PM system

Back-office admin that PropertyMe, Console, and MRI were never built for, handled on autopilot.

  • Trust account reconciliation

Rent received, disbursements to owners, contractor payments, and bond lodgements: reconciled against bank records and your PM system. Mismatches (short deposits, unallocated funds, missing transactions) get flagged to the principal before month-end. The trust reconciliation pile stops existing.

  • Lease & inspection documents filed

Signed leases, bond receipts, routine inspection reports, entry notices, and condition reports, filed to the right property and tenancy record automatically. Your PM stops hunting through Dropbox at 9pm.

  • Agent & licence compliance records

Property manager licences, REI memberships, trust audit reports, agency registration docs, and insurance certificates, filed to the right agent and office record automatically. Renewals flagged 60 days before lapse.

  • Tradie & supplier PO chasers

Plumber booked but hasn't quoted? Electrician said they'd come Thursday and didn't? Sprigr reads contractor email threads, follows up on ETAs, and pings the PM when a work order is stuck. Purchase orders and work orders that go quiet for 3+ days get chased automatically.

  • Arrears & overdue flags to the PM

Rent arrears flagged to the property manager per your policy: 1-day, 7-day, 14-day escalation points surfaced with the tenancy, amount, and history attached. Sprigr doesn't email the tenant; it surfaces what's slipping so the PM can act through the proper channel and their CRM.

  • Weekly back-office report

Monday morning, outstanding trust balances, overdue tradie commitments, upcoming lease renewals, licence renewals, and open work orders land in the principal's inbox. You start the week already in the picture across the whole rent roll.

the scope

The admin layer your PM system doesn't handle

Where the PM's week actually goes, and what Sprigr takes on.

  • 12-15

hours a week of admin in scope

The admin that property managers typically hand to Sprigr each week: trust reconciliation, document filing, contractor chasing, and compliance paperwork. An estimate of the hours in scope, not a measured result.

  • Every

trust transaction reconciled against bank records

Every rent receipt, owner disbursement, and contractor payment reconciled against bank records with a complete, timestamped audit trail. Trust account audits become a 10-minute pull, not a month of scrambling.

  • 60 days

    before renewal, automatic flag

Property manager licences, agency registrations, trust audit cycles, and insurance certificates get flagged to the principal 60 days before expiry. Your team decides what to do next.

how it starts

Up and running in under an hour

Connect your PM system and your inbox. Describe the admin you want handled. Sprigr runs it.

  1. 01

Connect your PM system and inbox

Link your property management system where it offers webhooks or an API (PropertyMe, Console, and MRI have no native Sprigr app yet), your Google Workspace, and the email account where tradie correspondence, owner statements, and compliance docs land. Credentials are encrypted at rest and only decrypted in your isolated sandbox at runtime.

  2. 02

Describe the back office in plain English

"Reconcile rent received against trust deposits daily. File signed leases and inspection reports to the tenancy record. Chase tradies when work orders are stuck for 3 days. Flag PM licence renewals 60 days out."

  3. 03

Sprigr runs the admin in the background

Sprigr coordinates across your PM system and your inbox, reconciling, filing, chasing, and flagging what needs your attention. Your PMs keep using the same tools. Nothing to retrain.

Client communications can run through Sprigr as well, behind an approval gate your team controls. The back office (trust reconciliation, document filing, compliance, tradie admin, internal reporting) runs without the tap. Every action is logged with a complete audit trail you can review at any time.

questions

Questions

How does Sprigr help property managers?

Sprigr runs the back office around your PM system. Trust account reconciliation, lease and inspection documents filed, licence compliance records, tradie and supplier chasers, arrears flags to the PM, renewal flags, overdue commitment flags, and a weekly back-office report to the principal.

Does Sprigr talk to tenants or owners?

Yes, where you allow it. Client comms, the calls, emails, SMS, and follow-ups with tenants and owners can run through Sprigr as well: it drafts each message from your records, the message waits behind an approval gate until someone on your team taps send, and routine ones can run on a standing approval once you trust them. The back office (trust reconciliation, document filing, compliance, tradie admin, internal reporting) runs without the tap.

Does this work with PropertyMe and Console?

There is no native PropertyMe, Console, or MRI app yet. Where your property management system offers webhooks or an API, Sprigr connects through inbound webhooks and the HTTP tool (you approve each domain once); otherwise it works from the emails, exports, and documents the system already sends. Your PM system stays the system of record.

Is client and trust data secure?

Yes. Every Sprigr customer runs on isolated per-tenant infrastructure. There are no shared databases. Credentials are encrypted at rest and only decrypted at runtime. Every action Sprigr takes is logged with a complete, timestamped audit trail, important for trust account audits and REI compliance.

What if Sprigr reconciles something wrong?

You set approval gates on anything sensitive: owner disbursements over a threshold, new tradie onboarding, trust adjustments. Sprigr pauses and waits for sign-off before acting. Every action is logged with the context it ran in.

How long does setup take?

Under an hour. Connect your PM system and your inbox. Describe the admin you want handled in plain English. AI scaffolds the workflow. No coding, no IT team required.
